Quick Facts
Neighbourhood Overview

Hawkwood is a residential community in northwest Calgary, established in 1981 and named after a dairy-farming family that moved to Alberta from England in 1913. It sits at about 1,230 metres elevation, covers roughly 3.2 square kilometres, and is bounded by Country Hills Boulevard, Sarcee Trail, John Laurie Boulevard and Nose Hill Drive. Its streets were built out largely in the 1980s: according to the 2021 Census, 63% of homes date from 1981 to 1990 and another 29% from 1991 to 2000.
That timeline shapes the community. Hawkwood is one of the older northwest neighbourhoods, with mature trees, established yards and a housing stock dominated by single-detached houses, about 91% of dwellings (3,000 of roughly 3,300). Row houses account for about 3%, and apartments in buildings under five storeys, plus duplex apartments, for about 4%. Semi-detached homes are rare, with 10 in the census count. Buyers looking for new construction or a wide choice of condos will find little here; buyers wanting an established detached home in the northwest will find most of the market.
The 2021 Census counted 9,115 residents in 3,305 households, with an average household size of 2.8 and 2,780 census families. That is a little below the 9,898 residents counted in 2011 and 9,831 in the 2012 municipal census, so the population has been stable to slightly declining rather than growing, which is typical of an established community with no new land to build on. About 15% of residents are under 15, 64% are between 15 and 64, and 21% are 65 or over, an older profile than the newer communities farther northwest. About 92% of households own their home and 8% rent.
Household incomes are above the city figure. The 2020 median household income in Hawkwood was $123,000 against $98,000 for Calgary, and 42% of residents aged 15 and over hold a bachelor’s degree or higher. The community is diverse: 35% of residents are immigrants and 37% belong to a racialized group. English is the language spoken most at home (77%), followed by Mandarin (6%) and Cantonese (3%).
On price, Hawkwood sits above the city overall. CREB® puts the September 2026 all-residential benchmark price at $668,500, compared with $569,800 for Calgary as a whole. The average detached sale price rose from about $426,000 in 2006 to $763,000 in 2025, and is $745,238 so far in 2026, with a detached benchmark of $747,900. Sales have slowed this year: 75 sales through September against 93 in the same period of 2025, and benchmark prices are down year over year in each property type with a published benchmark.
Day to day, residents have Hawkwood Community Park, with an outdoor rink and tennis and pickleball courts, and Nose Hill Park is nearby for trails and off-leash areas. Crowfoot CTrain Station on the Red Line, with a 1,345-stall Park-n-Ride, and the Crowfoot Crossing shopping area are the closest major transit and retail points, and Calgary Transit Route 76 links the station to the community. About 81% of commuters drive, 7% take transit and 3% walk, and 44% of commutes take 15 to 29 minutes. The sections below cover the market, housing, schools, community association and demographics in detail.

Things Buyers Should Consider
- Age of homes. About 63% of homes were built in the 1980s, so inspect for age-related maintenance and renovation work.
- Softer pricing in 2026. Benchmark prices are down year over year in all three property types with a published benchmark, and sales volume is lower than in the same period of 2025 (75 sales against 93).
- Thin condo and townhouse market. Apartments and townhouses together account for only 16 of 75 sales, so comparable sales can be scarce; apartments averaged 58 days on market.
- Association and fees. The community association has no indoor facility, and its membership fee was not published on its site; confirm directly.

The census data points to a stable, owner-occupied, family-oriented community: 92% owner households, a median household income of $123,000, and about 15% of residents under 15 and 21% aged 65 or over. It tends to suit buyers looking for a detached home in an established northwest community with mature streets, close to the Crowfoot CTrain station and Crowfoot Crossing.
