Each home below is listed with at least one legal suite. Always confirm the suite on the City registry before you rely on it.
Semi-detached homes listed with at least one legal suite.
Fewer of these exist, so they move quickly.
7-point legal suite checklist
Tick each item as you verify it. A suite that fails any point is not a legal suite, whatever the listing says.
This checklist is general information, not legal advice. The City of Calgary decides whether a suite is legal.
Calgary secondary suite rules in 2026
What changed, and what it means if you are buying a home with a suite or legalizing one.
Amnesty to December 31, 2026
Owners of existing unapproved suites can apply under the City amnesty. Confirm current terms at calgary.ca/secondarysuites.
Building permit route (April 2026)
For permitted-use suites, the application can go through a building permit alone, which CREB reports saves up to six weeks and $600 or more.
Fees
The 2026 fee schedule lists $0 for the development permit and the registry fee. Building permit and trade permit costs still apply.
City incentive
Up to $10,000 for eligible new suites. CREB reports new applications are currently waitlisted, so check availability first.

Funding a suite
Some lenders will include the cost of adding a suite when you refinance, including CMHC-insured refinancing. Terms change, so ask your lender or CMHC what is available before you plan around it.
Calgary market data
Benchmark prices and days on market by property type, from CREB.
Source: CREB®, 2016 to 2025 annual and September 2026. Data is deemed reliable but not guaranteed. Suite counts: City of Calgary (November 2024, registered suites) and a CREB estimate (2026). The two come from different organizations, so treat the change as a rough indication, not an exact count.
Suite rent calculator
Estimate how much a suite could offset your mortgage. The default is the average Calgary one-bedroom asking rent from liv.rent (Aug 2026), a citywide figure that is not specific to basement suites.

Questions about Calgary basement suites
How do I know if a basement suite in Calgary is legal?
Check the address on the City of Calgary secondary suite registry and ask the seller for the permits. Use the checklist above.
Can I get insurance and a mortgage for an unapproved suite?
Often not on the same terms. Ask your lender and insurer before you remove conditions on an offer.
What is the amnesty?
A City program that lets owners of existing suites apply to make them legal. It is scheduled to run to December 31, 2026.
How much does it cost to legalize a suite?
The City lists $0 for the development permit and registry fee in 2026, but building and trade permits, and any renovation work, still cost money. Get quotes before you commit.
