A semi-detached home can offer a mortgage helper at a lower entry price than a detached house, with a suite below and your own space above. This page shows current Calgary semis that mention a suite, what semis are selling for, and how to check that a suite is legal.

Current semi-detached homes that mention a suite
These are live listings. A listing that says “suite” is not proof the suite is legal, so check each one.
What is different about a suite in a semi
A semi shares a wall with the neighbour, so ask about sound and fire separation between the two homes and between the suite and the main floor. Ask who maintains the shared wall and whether there is a party-wall agreement. Confirm the suite has its own entrance and bedroom windows that meet egress rules, and check how heating, hot water and laundry are shared between the upper unit and the suite.
How to confirm a suite is legal before you offer
- Look up the address in the City of Calgary Secondary Suite Registry and ask the seller for the registration sticker and permit paperwork.
- Ask your lender and your insurer how they treat the suite. Do this before you remove conditions.
- Have your lawyer review the title and any permits. Ask the seller what was built and when.
The City lists a building permit fee of $205.92 to legalize an existing suite, plus homeowner trade permits of $116.50 each for electrical or plumbing work, and $0 for registry. Fees and rules change, so check calgary.ca/secondarysuites for current figures. This page is general information, not legal advice.
Questions buyers ask
Is a semi cheaper than a detached home?
Usually yes. Semis tend to sell for less than detached homes in the same area, and the benchmark chart above shows the gap. Both cover all homes of that type, not just those with suites.
How long do semis take to sell?
The days-on-market chart above shows the current average for semis. Ask me for recent comparable sales in the area you want.
